Window & Door Replacement
in San Francisco

Outer Sunset flats and Pacific Heights Victorians share the same underlying problem. San Francisco homes are mostly wood framed, many of them a century old, and a great number still carry their original single glazing. We fit replacements rated for fog and wind into your existing openings, with no reframing needed in most cases.

San Francisco's original windows weren't built for fog season

Most SF homes were built between 1900 and 1940, long before double-pane glass or modern weatherstripping existed. The result: drafty rooms, condensation on the glass every foggy morning, and street noise that carries straight through single-pane wood sashes. We specialize in matching new efficient windows to the exact proportions of bay windows, double-hung sashes, and Victorian trim, so the upgrade looks like it was always there.

Why San Francisco

Built for San Francisco's housing stock, not a generic suburb

Bay windows, curved trim, nonstandard opening sizes, and condo HOA approval requirements are the norm here, not the exception. We measure carefully, match trim profiles, and can supply the product documentation most SF HOAs and property managers require before approving exterior work.

We're familiar with San Francisco's permitting process for exterior alterations and will tell you upfront, before you sign anything, whether your project needs a Planning or DBI permit.

  • Bay, bow & curved-trim window specialists
  • HOA and condo documentation provided
  • Permit guidance included, no surprises
  • Same-day install for most SF flats and condos

San Francisco FAQ

Common questions from
San Francisco homeowners

Do I need a permit to replace windows in my San Francisco home?

In most cases, like for like window replacement (same size and location) does not require a permit in San Francisco. Changing the size, shape, or number of window openings, or working on a designated historic property, typically does require Planning and/or DBI sign-off. We'll flag this during your free estimate and handle the paperwork if your project needs it.

How long does window installation take?

Every project is different, but we always give you a time estimate when we quote, and we’re usually accurate. We work as fast as the job allows without cutting corners. A proper installation takes the time it takes. If a project runs across multiple days, your home is always secured at the end of each day; we never leave openings exposed overnight. After your proposal is signed, product lead times typically run 3–5 weeks depending on what you’ve ordered. Our crew cleans up completely before leaving.

Are there tax credits or rebates for new windows?

Yes. Federal tax credits under the Inflation Reduction Act may apply for Energy Star certified windows and doors installed in your primary residence, worth up to 30% of product cost (up to $600 for windows). PG&E also offers utility rebates for qualifying upgrades. We'll advise you on which products qualify during your estimate.
