Multi-Slide & Folding Doors
San Francisco & the Peninsula

Big glass panels that stack, slide into a wall pocket or fold to one side, so a whole wall opens to the deck or garden. On the Peninsula they connect a family room to the yard; in the city they open a view room to a deck.

How They Work

A wall of glass
that moves

A multi-slide door has three or more large panels on parallel tracks. They slide behind one another to stack at one side, or disappear into a pocket in the wall. A bi-fold door has hinged panels that fold up like an accordion against one side of the opening.

Either way, most of the wall opens. Lift-and-slide systems raise each heavy panel slightly off its seals so it rolls easily, then lower it to seal tight when closed.

The Upside

Why homeowners
choose them

  • Opens most or all of a wall
  • Huge glass area for light and views
  • Stacking, pocket and bi-fold options to suit the space
  • Large panels with slim frames
  • A real indoor-outdoor room in mild Bay Area weather
The Trade-Offs

What to know
before you choose

  • A wider opening usually needs a new structural header, engineering and a permit with plans
  • Large panels mean longer lead times
  • Tracks need keeping clear of grit, especially near the beach
Best Fit

Where multi-slide doors fit
SF and Peninsula homes

  • Family rooms opening to the yard in Menlo Park, Palo Alto and Redwood City
  • Eichler and mid-century homes with existing glass walls
  • SF view rooms opening to a deck or roof deck
  • Kitchen remodels where the back wall is being opened
  • Pool and patio areas on the Peninsula

On the west side of San Francisco, wind and fog are real, so we size panels and choose sills and seals with the exposure in mind. On the sunnier Peninsula, the glass choice matters more.

Questions

Multi-Slide & Folding door
FAQ

Stacking, pocket or bi-fold?

Stacking panels slide behind one another at one end. Pocket panels disappear into the wall, which needs wall space and framing. Bi-fold panels fold to the side and open the widest. We look at the wall and how you use the room before recommending one.

Do I need an engineer?

If the opening gets wider, usually yes. A new header carries the load above, and the city needs plans. We coordinate the engineering and the permit.

Can you replace an old Eichler glass wall?

Yes. We replace original single-pane glass and aluminum framing with insulated systems that keep the thin lines.

Will it be drafty in the fog?

A quality system seals tightly when closed, and lift-and-slide panels drop onto their seals. On exposed west-side walls we choose sills and seals for the wind.

How much do multi-slide and folding doors cost?

It depends on the brand, material, size, glass and the work around each opening, such as trim, stucco or siding and permits. We don’t quote a number before seeing the home. After we measure, you get a written, itemized proposal with options, permits included, and no obligation to go ahead.
